Residential Developments
Oliver Hume Property Funds invests in residential projects through its close partnership with Oliver Hume, leveraging more than 70 years of specialist on-the-ground experience in land and built-form development. This longstanding expertise provides deep insight into site selection, product design, and buyer demand across Australia's evolving residential markets. By focusing on residential developments with strong fundamentals, Oliver Hume Property Funds identifies and delivers investors ongoing exposure to a sector underpinned by long-term population growth and enduring market need.

Foundation Fund
The Foundation Fund offers investors a simple, stable entry point with investments having been enjoyed by our clients since 2005. The Foundation Fund is currently targeting 8.75% per annum, paid quarterly in arrears with zero administration fees and a two year subscription period.
Designed to underpin future growth, the fund is deployed to cover essential early-stage costs including planning, feasibility work, and option agreements on new projects. Foundation Fund investors also receive priority access to invest in new opportunities, with allocations available at a multiple of their existing holdings in the fund.

Hospitality Developments
As a true wealth creation partner, we believe diversification is essential to delivering resilient, long-term returns. By targeting hospitality assets alongside residential investments, we partner with nationally recognised operators to mitigate risk and enhance performance. Our hospitality strategy focuses on three key areas: developing new assets in identified growth markets, refurbishing under-utilised properties, and unlocking value through change-of-use or subdivision opportunities.

Michael Duster
Michael Duster is Managing Director of Oliver Hume Corporation and Executive Chairman of Oliver Hume Property Funds. With over 40 years’ experience, he is one of Australia’s most respected property industry leaders. Since joining Oliver Hume in 1981 and being appointed Managing Director in 1983, he has led the company’s growth into a diversified national and international business. In 2004, he founded Oliver Hume Property Funds. Michael remains actively involved, overseeing major development transactions and working closely with partners to deliver successful outcomes, underpinned by a strong focus on research-led, data-informed decision-making.

Vince Rusciano
Vince Rusciano brings over 40 years of experience across funds management, accounting, and financial services to Oliver Hume Property Group. His career spans senior roles in listed and private funds management businesses, including the growth and sale of a $1.2 billion commercial real estate debt platform. In 2006, Vince co‑founded Maximum Property Finance, later rebranded as MaxCap Group, exiting in 2017. Vince is one of Australia’s most experienced specialists in commercial real estate debt. He has been a Non-Executive Director of Oliver Hume Property since 2019 and chairs both the Investment Review and Audit & Risk Committees.

Grant Dearlove
Grant has been a corporate lawyer and company director for over 34 years, owning, leading, governing, and growing companies at Board and ‘C’ suite levels, combining both strategic business, investment, and legal competencies. In the property arena Grant is currently Board Chairman of several leading national property services, real estate, finance, and architectural companies. Grant has a Bachelor of Laws, Master of Laws, Master of Business Administration, Graduate Diploma in Applied Corporate Governance and is a Graduate of the Institute of Company Directors Course. Grant has studied leadership of professional service organisations at Harvard University.
